1. About us
Skyloh Lettings (“Skyloh”, “we”, “us”) provides lettings and property management services as the contracting agent for landlords. Operational services (including client money and deposit handling) are provided by our appointed operating partner FOBEA Ltd (Company No. 13853173), acting on Skyloh’s behalf.
2. Acceptance of these terms
By using this website, contacting us, or instructing Skyloh to provide services you agree to these Terms (this summary), our Privacy Policy and any signed Terms of Business that apply to your instruction. Please request the full Terms of Business for complete contractual terms prior to instructing us.
3. Services covered
Services include tenant-find, fully managed lettings, deposit handling, rent collection and ancillary services. Exact deliverables and fees for any instruction are set out in the relevant Terms of Business or Management Agreement.
4. Fees & invoicing
Our headline managed fee is 8% + VAT of rent collected (unless otherwise agreed in writing). Any onboarding, takeover or specialist fees (e.g., HMO, corporate or short-term-let services) will be stated in the written quote or Terms of Business you sign.
5. Client money & deposit handling (operational partner)
Operational handling of client funds and tenant deposits is carried out by FOBEA Ltd.
Relevant scheme memberships are:

Skyloh Lettings will clearly state when FOBEA (our operating partner) is handling client money or deposits.
If you wish to see copies of the CMP, TDS or PRS certificates, please request these and we will provide them.
6. Data protection / ICO registration
Skyloh Lettings is registered with the Information Commissioner’s Office (ICO) under registration number ZB959185. FOBEA Ltd, our operating partner, is also ICO registered under reference ZB323468. Skyloh’s handling of personal data is set out in our Privacy Policy.
7. Liability & Exclusions (summary)
We act with reasonable skill and care in delivering services but liability is subject to the full terms in the signed Terms of Business. Nothing in this summary excludes liability for death, personal injury or fraud caused by our negligence. For full details of limitation of liability and indemnities see the full Terms of Business.

9. Governing law
These Terms (and any dispute related to them) are governed by the laws of England & Wales.
